According to the California Association of REALTORS, a 2013 home seller survey indicates homes in 2012 took on average 26 weeks to sell and in 8.5 weeks to sell in 2013.

As it turns out, in our local Evergreen real estate market here in San Jose, Ca, the average days to sell in 2014 (as of this writing), was 31 days!

That being said, it takes from time on market (entered into MLS or date of listing agreement) to receiving a ratified offer, 31 days.

If you are not receiving showing activity or seeing offers on your home, you may have to re-evaluate your pricing strategy or marketing efforts.

Welcome to your April 2014 Evergreen Real Estate Market Update.

Sheryl Martinez, REALTOR, of Aalis Platinum Properties, thought you would find this information helpful and is ready to answer any questions about the local Evergreen Real Estate market of San Jose, Ca.

Let’s take a look at the real estate activity happening in your area during the month of April.

The number of active listings was down 26%, from one year earlier and up 10% from the previous month.

As you can see, the median listing price for the month was just over $950,000.

Compared to last year, the numbers of days a home was on the market was down 17%.

The median sales price was just under $1M.

The number of units sold decreased 22% year over year and increased 31% month over month.
